How noise and proximity are judged

Proximity is measured as a walking distance from the property entrance to the nearest public beach access point, not as a straight line on a map. Noise levels are assessed during daytime and evening hours, and we distinguish between constant surf noise, seasonal wind, and occasional traffic or neighbourhood activity. A property described as quiet may still have audible waves at night.
